Whether you attend to it yourself or you hire professionals, home maintenance is an important part of home ownership in general. You very well may end up paying for those repairs in the context of an emergency visit from a tradesperson, and that's going to cost you a lot of money. Paying a little bit to maintain your house now can avoid huge bills for repairs in the future.

The value of your home will be greatly dependent upon the condition of all of its most important systems if you decide to sell. For example, if the wiring is not up to code, you can expect it to be very difficult to sell your home without making substantial improvements. If the plumbing is showing signs of wear and tear, anybody with a halfway decent real estate agent is going to become aware of it and is going to ask for a significant reduction in the price of your home or is going to ask you to have that damage repaired before they even consider making a serious offer.

For example, simply taking the time to verify that your doors and windows make tight seals and repairing them if they do not can ensure that your home maintains its value. Energy efficiency is a big part of how homes are priced these days and, in many regards, energy efficiency is dependent upon effective and consistent home maintenance.
 
The costs of maintaining your home, in reality, should not be that high provided that you keep up with it. The longer you let it slide the higher those costs are going to get. Once those costs are better described as repairs than maintenance, you can expect them to get much higher very quickly. Making a checklist and keeping up a regular routine of inspecting your home and maintaining it can ensure that you get a good sale price if you decide to sell it.
